Commercial Property Advice & Services
At ANB LAW, we have extensive experience providing legal advice on commercial property matters. We act for a wide range of property users across Peterborough surrounding areas and beyond and believe that our local knowledge and contacts give our clients a real advantage. ANB LAW regularly works with investors building or disposing of their property portfolio, landlords buying for development or rental, tenants taking on new or existing leases as well as businesses of all sizes buying or selling premises as their operations demand.
Buying Or Selling A Business
Buying or selling a business can be an exciting, if sometimes stressful time, which is why you need first-class legal advice from solicitors you can trust. At ANB LAW, we are available to guide you through the entire process, in order that your transaction is both efficient and well executed. We can help you plan the process, choose the right type of contract and find practical solutions to issues that crop up.
If you are thinking about buying or selling a business come and talk to us. This can be a particularly complex process, and often represents a significant investment. As such, it’s important to fully understand the procedure and the implications right from the start. We, as your solicitors, will ensure that when you are disposing off the business or an asset, then all your liability cease as and when you sell the assets, in so far as the law allows it. Likewise, when you are purchasing a business or an asset, it is our job to ensure that you do not take any liabilities in so far the law allows it.
We are happy to give you initial advice to help you understand the implications, how to structure a particular transaction, the procedure and the best course of action, for example, whether your business should be a private limited company, a partnership, a social enterprise or a sole trader organisation. We can also advise on the responsibilities of the directors, who should own the shares, and the implications for you along with your legal obligations. If you are buying it is vital that you understand exactly what you are buying and what may be hidden in the small print, whilst if you are selling, it is important that you are clear about the warranties you are required to supply, that you are getting the best deal and that you understand the tax implications of a given transaction.
Splitting of Title Deeds
This is rather a very specialist area of law and requires a great deal of know-how, expertise and a good knowledge of the site or property involved. This does not fall under the normal conveyancing work where the deeds have been previously made and as you should ensure that your solicitors are well equipped.
Title will need splitting where the property is in a multiple occupation such as a house divided into flats, or where there is a large piece of land and part of the land is being disposed of.
Leasing or Renting
ANB LAW have expertise and experience acting for both landlord and tenants in all aspects of commercial property leases and have dealt with almost every kind of lease, either acting for the tenant or the landlord. This is an area where it is always worth taking knowledgeable legal advice – leases for commercial property are complex. Words do not mean what they initially appear and not even every solicitor is an expert on the lease or renting matters. It is important that you fully understand the implications and obligations, in order to avoid costly mistakes.
Commercial Mortgages and Remortgages
We believe that you have your own business reasons when deciding to raise finances and we are here to implement it as fast as possible. Whether the fund raising is required to purchase a new asset or to restructure your business, and whether it is a simple transaction or linked with other matters, you will find experienced and effective help on hand. We have established and tested contacts with commercial mortgage brokers who generally can find funding for the transactions where normal high street banks will not offer loan. Likewise, we work with most of banks and relationship managers.
Licencing
As a part of acquisition and / or disposal of business assets, ANB Law deals with personal and premises licences for off licence, public houses and hotels.
